People are sooo into panic peddling...As a Realtor, its sooo annoying when people only hear what they want to hear...even worse...only considering that they know a little info shared from someone or somewhere that they think they know more than you or more than enough about the market and the industry....hello....a little knowledge is deadly....and here is my favorite from both people and the news..."Short Sale now if you are having problems about your mortgage"...wow...what a cop out...how about alternatives....no wonder the market fizzled out...people always think short term and want the eeee zzzzz way out....this is AMERICA...where opportunity is vast and can give you a lot if you give back with a little hard work...a little...like me with this free website...$60 for a year...my full auto service for my 05 honda is more than that....get my meaning...are you lost yet?

1.  buy property that doesn't exceed your financial means....
2.  keep the property for at least 15+ years...this is your golden nest egg, and your retirement plan.
3.  refinance your property at least 3 times during the life of the loan...why?  so you can maximize free money from the bank...when you sell your property after 20 + years...it pays itself and you gain what is left....
4.  when you refi your property at least 3 times during the life of the loan...the first time should be for home improvement...because the biggest mistake homeowners make is remodeling their home when they are selling it...why not remodel and live in it before you sell it....2nd time to refi should be for consolidation of your debts or your childs college loans....the third refi should be a new home...rent your existing home for another 10+ years then sell it...or repeat the refi process..
***now, #4 advice is just the generic financial planning...My personal and professional advice...everytime you refinance your property, it should be for buying another property...you upgrade to a larger/newer home with a larger property....this way you constantly increase your profit when you decide later in selling all your investments...call me or email me if you want to talk more on specifics...
5.  finally, always check the status of the real estate market...rule of thumb: A) if the market is hot..there is value....a sellers market...and you are over 65 years old, a multiple property owner...sell all your homes/properties and get all that money for your retirement except one....why? because if you don't and the market/economy is bad...how long can you wait to enjoy your investment for your retirement?  when your eighty?  B) if your young and have money to dispose off...buy property(s) when the market is bad....your banking your investment when the market picks up 10+ years from the time of purchase...like stocks, you buy cheap, sell high...

Another topic to talk about in technology is the concept of multi media marketing.....as a Realtor, using the internet to market homes and prospect for buyers has been useful but not as rewarding as i would wish for it to be.....I met a Marine Sniper Veteran who decided to pursue MLM and became quite successful in his business...he shared with me a helpful tool, a concept which a simple minded person like myself never figured it out....he told me establish more than one media that can give you that exposure....this website became one of them...but there is a reason for this website besides exposure....anyhow, he suggested create sites that all link to what you like to do best....it made sense...why have one website when you can create 4 or more...there are more than a 100 companies out there that offer free sites...find them and use them...my favorite is register.com (you have to pay) but I can afford it, and google...it's free!  So for all you that are looking for ideas, this is one marketing plan utilizing technology to build your business...create more than one website that allows you leverage yourself in your industry....i know...for the veteran media marketer, this is tooo funny to talk about....however, if you want to share some info...please do so...all of us looking for smart business ideas who have simple minds would be more than happy to learn from the best of you....I know I am...
